Q. Does your insurance quote include General Liability Insurance?
A. General Liability Insurance pays for injuries or damage to the home at the time of inspection. If you put your foot through the ceiling during a home inspection your General Liability insurance would cover that claim. E & O covers you for alleged errors or omissions in the performance of conducting a home inspection. Assume the client believes you missed a roof defect. That’s professional liability. The Elite MGA coverage includes both professional liability and general liability.
Q: Does your policy cover your past inspections?
A: All home inspector E & O policies are claims made. This means they will only cover claims for inspections covered during the policy period. In other words, if your policy starts on Jan 1, 2024, and is good through Dec 31, 2024, you will only be covered for claims arising from inspections performed during this period. To avoid a gap in coverage for past inspections you want to make sure your policy will cover you for all inspections performed prior to this policy. This is also known as prior acts coverage. This will ensure you are covered for claims arising out of prior inspections performed.
